Modern industrial style home in Briarwood Road, Clapham

This basement project in Clapham, transformed the Victorian property for our client. We gained planning consent for a full footprint basement, containing kitchen, dining and living areas.

To maximise the return on the investment on a basement, we always look to bring in as much daylight via lightwells, or in this case a double height internal void, with rooflight above. A successful basement adds both square footage and value to your property. When done well, basements usually add more value than they cost to build, especially in certain London postcodes. The cost of a basement is around £4,500 to £6,000 per sq m so in areas where a property’s price per square metre is more than this, adding a basement is usually financially viable.
